Please note that acceptance of the following terms & conditions are a requirement of booking:

Booking confirmation and payment requirements

  • Bookings must be guaranteed by full payment.

  • Subject to availability, bookings can be made at any time.

  • Bank transfer, money orders, cheques (subject to clearance) and credit card is accepted.


Refund/Cancellation Policy

  • 14 days minimum notice must be given for cancelltions - wherein a total refund shall apply less any booking fees.

  • No show or 13 days or less notice given - No refund of the total booking value.

  • Please note that once a reservation has been made any changes (such as a reduction of days or changes of dates) is deemed a cancellation of the original reservation and as such the payment is forfeited if the notice is less than 14 days.  If you need to cancel a booking, you may transfer that booking to another date. (Where a vacancy is available).

  • If you are concerned about the possibility of cancellation you are advised to take out Travel Insurance.


  • Please note there a $150 bond upon check in to cover any incidental charges, damage to the property or excessive cleaning fees.  The credit card pre-authorisation is refundable by the bank (within 7 working days) upon departure subject to room inspection for damages and extra cleaning.


  •  On departure, if the suite is left in an unsatisfactory condition that requires extra cleaning an additional charge will apply, you are expected to leave the place as you found it, this includes washing dishes and cleaning bbq.

No Smoking

  • There is strictly no smoking inside the building.  A $150 airing fee will be charged to you if cigarette smoke smell is inside the suite.  Please use ashtrays provided outside.


  • Guests to keep noise to a minimum, no social functions, loud music, and noise. Any disruption to the neighbours or noise complaints from neighbours will result in instant eviction with no refunds. 3.


  • For the comfort of all guests, Southview has a no shoe policy inside the bedroom. Please use complimentary slippers provided.



  • Southview is for the use of our guests only.  Also, our garden and pool area are for your enjoyment.

  • Southview is a family home and as such, in consideration to all, please keep noise to a minimum.

  • Strictly no parties or functions on the premises.

  • We reserve the right to terminate the stay of any guest should the conduct of any person cause any detriment to the accommodation or to the well being or comfort of other guests.


Your Responsibilities

  • Your Suite and Contents:  Damage, breakage and theft are the guests’ responsibility.

  • Negligent/malicious damage, loss or theft of property will be charged to you at full replacement cost.  All facilities at Southview remain the property at Southview.

  • An excess cleaning fee will be charged to you if deemed necessary.


Inkeepers Act 1968

House Regulations:-


  • The innkeeper reserves the right to prosecute for damages and/or breakages of deliberate intent;

  • The innkeeper shall retain all monies owed or promised in the case of Regulation 1) or if due to unruly behaviour, the guest have been requested to vacate.
